Concerned mold may be affecting your home or your health? Claro can help.

Mold problems in Greater Atlanta rarely announce themselves with a visible patch on the wall. Between Georgia's relentless humidity, sudden flooding events, and the airtight construction common in newer Atlanta homes, the conditions for hidden mold growth are practically baked into the climate. Our inspectors are trained to read these signs through a health-first lens, looking past surface-level checklists to understand what's actually happening to the air you breathe.

From high-rise commercial buildings to single-family homes across Atlanta and the surrounding metro, we've seen how differently mold can show up depending on a property's age, construction, and history. In most cases, a thorough visual inspection gives us everything we need to identify the problem and recommend the right course of action. When the situation calls for it, we'll also collect samples for analysis by an independent third-party lab, and walk you through our scoring rubric so you can see exactly how those results translate into real-world health implications.

It's surprisingly common for families to live with chronic headaches, unexplained allergies, or persistent respiratory irritation for months, sometimes years, without ever connecting the dots back to their indoor air. A thorough inspection often reveals the missing piece. Our testing exists to bridge that gap, turning "something feels off in this house" into clear answers about what's actually in your air and how it's affecting your health.

Signs you may need mold inspection & testing

If something feels off in your home, you’re not alone. These are the warning signs homeowners often see before scheduling an inspection.

Ongoing health symptoms

Congestion, coughing, headaches, fatigue, or brain fog that feels worse at home and improves when you’re away.

Persistent musty odors

Earthy or damp smells in living areas, bathrooms, basements, or crawl spaces that don’t resolve.

Moisture-related damage

Discoloration on walls or ceilings, peeling paint, warped surfaces, or condensation that points to an ongoing moisture problem.

Previous water issues

Any history of flooding, roof leaks, plumbing failures, or HVAC problems — even if the visible damage was repaired months ago.

Buying or selling a home

A professional mold inspection protects both sides of a transaction and prevents costly health or legal surprises after closing.

Our Atlanta mold inspection process

Most of the time, our inspectors can spot red flags within the first few minutes of walking through a property. Even so, we take the full 30 to 60 minutes needed for a thorough inspection, prioritizing the areas that have the biggest impact on indoor air quality and your health.

Every visit starts with a conversation about any water or moisture issues you're already aware of, and how those might be affecting the air inside your home.

Health and lifestyle discussion

Things like congestion, fatigue, or recurring headaches aren't just symptoms, they're clues. We use them to figure out which areas deserve the closest attention and how to make sense of what we eventually find.

Whole-home visual inspection

We go room by room, examining walls, ceilings, windows, and other trouble spots for any sign of moisture intrusion or active mold growth.

HVAC and air handling inspection

A compromised air system can carry mold spores into every corner of a house without anyone noticing. That's why ducts, coils, and air handlers get checked on every single visit.

Crawlspace evaluation

Few places hide mold better than a Georgia crawlspace, thanks to the humidity. We head down there to assess moisture levels, insulation condition, and ventilation.

Air quality testing

When the inspection turns up something that warrants a closer look, we collect samples from the areas of concern and send them to an accredited independent lab for species identification and concentration analysis.

Remediation guidance if needed

Whether the inspection alone tells the story or lab results add to it, we'll walk you through exactly what your options are, with zero pressure and zero upselling, just straightforward recommendations based on what we actually found.

Our mold testing methods

1

Air-O-Cell spore trap testing

We use disturbed air sampling to capture what's floating in your home's air, then send those samples to an accredited lab for fast, accurate identification of mold types and concentrations.

2

Via-Cell cultured testing

Collected the same way as Air-O-Cell samples, but grown in a lab over seven days to determine whether the spores found in your home are still active and capable of spreading.

3

Direct surface swab testing

When mold growth is visible, we swab the affected area directly to identify the exact species present — giving us the information needed to choose the most effective treatment approach.

4

Post-treatment verification

Once remediation is complete, we retest your home using Via-Cell to confirm that mold has been fully neutralized and your indoor environment is safe to return to normal.
